Understanding Your Closing Disclosure

Before closing, you'll receive a Closing Disclosure, a detailed document showing the final terms and costs of your mortgage and purchase. It includes your loan amount and interest rate, estimated monthly payment, closing costs, credits and adjustments, and most importantly, the final Cash to Close, the amount you'll need to bring to the closing. For most mortgages, the lender is required to provide the Closing Disclosure at least three business days before the scheduled closing, giving you time to review the numbers and ask questions if something doesn't look the way you expected.
Don't be intimidated by all the numbers and line items! Your Closing Disclosure is really an accounting of where the money is coming from and where it is going. It's also an opportunity to compare the final loan and closing costs with what you were previously expecting. The Consumer Financial Protection Bureau has an excellent interactive guide that walks through the Closing Disclosure section by section and explains what each item means.
