Big changes to the MassHousing loan program are opening doors for more homebuyers across Massachusetts. In a recent conversation, Brieanna Kelley of AnnieMac Home Mortgage and Tom Blake of RE/MAX Liberty shared how these updates are making a difference.
Here’s what’s new:
Higher Income Limits: Buyers can now qualify with up to 135% of Area Median Income (AMI)—that’s $165,000 in Worcester County, up from $147,000.
No More Purchase Price Caps: Restrictions that made it hard to find homes in today’s market have been removed.
Expanded Loan Options: MassHousing now includes FHA loans with down payment assistance, plus special credits for veteran first-time buyers.
Brie and Tom also explain the difference between compliance income and qualifying income, and why working with a knowledgeable lender matters more than ever.
