Short answer- the market decides: buyers vote with their feet and their offers. Your agent’s job is to position your home so it competes (and wins) against what’s for sale right now.
Recent comps (CMA): Similar homes that actually sold in the last 60–120 days, adjusted for beds/baths, square footage, condition, lot, and updates.
Active competition: What buyers can choose today. If you list above better-looking alternatives, you risk helping them sell instead of you.
Micro-location & condition: School district lines, street traffic, lot usability, natural light, floor plan flow, mechanical age, and finish level all move value.
Demand & timing: Inventory, days on market, seasonality, and rate sentiment shape urgency. In tight markets, well-positioned homes attract stronger offers fast.
Search brackets & psychology: Price bands (e.g., $475k–$500k) and search filters matter. $499,900 reaches buyers capped at $500k; $501,000 may not.
Starting too high often leads to fewer showings, stale days on market, and eventual reductions that net less than a strong debut would have. The goal is to launch where you outshine the comps, create competition, and let buyers push the price— not chase it.
