What all this suggests: demand remains present, especially for homes that are positioned well. But fall is less forgiving of homes that are overvalued or not “show-ready.”
Here are some of the common reasons homeowners decide to list in fall:
Life changes & timing: Job relocations, desire to move before winter, or buying season for their next home.
Reduced competition: Fewer new listings in the fall season can give your home more visibility.
Seasonal curb appeal: With proper staging, fall’s colors, warm light, and cozy styling can help create emotional appeal.
Buyers in serious mode: Many buyers in fall are motivated. Either they’ve delayed from summer or have urgent needs, maybe wanting to close before the holidays are upon us. Lower mortgage rates have re-activated a lot of buyers as well.
Fall markets are more price-sensitive. Homes that are overpriced often linger, getting stale, needing price cuts, and losing buyer momentum. In your region, you’ll likely see:

Set your price to compete, not to shock - avoid being the “expensive outlier” in your neighborhood.
Push marketing early - use professional photos, virtual tours, and robust ad spend from day one.
Be ready to adjust - if feedback suggests price issues, be open to changes rather than waiting too long.
