Owning or renting a home comes with its fair share of maintenance, but some issues go beyond simple repairs.   • Lead Paint (Homes built before 1978) - If you own a home with lead paint, you are responsible for remediation if children under six live there. If you're a landlord, federal law requires disclosure and, in some cases, remediation.
  • Asbestos - Often found in older insulation, floor tiles, and siding, asbestos should be left undisturbed if not friable, or removed professionally.
  • Galvanized Pipes - Common in pre-1960s homes, these can corrode over time, affecting water quality and pressure.
  • Foundation Concerns - Certain concrete foundations, especially in homes built after 1983, may contain pyrrhotite, which can lead to structural failure over time. A structural engineer can provide expert guidance.
  • Federal Pacific Stab-Lok Panels - These outdated electrical panels are known fire hazards and should be replaced.
  • Radon - This colorless gas can seep into homes through basements and crawl spaces. Testing is simple, and mitigation systems can help reduce risk.

  • Homeowners: Regular inspections and proactive maintenance can prevent costly surprises down the road.
  • Landlords: Massachusetts law requires lead paint disclosure, and abatement when renting to groups with a child under the age of 6.
